    2/3 years before selling ? You probably will only just break even , or see a loss if you spend any money at all

  • I'd move the sink to where the shower is currently situated, to give more light....and fit a walk in shower where the sink is currently situated, to give more privacy.

    Is that just a cupboard at the end of the hall?

    You could take that out and have the door to the kitchen opening onto the hall; change bedroom 2's door so that opens onto the hall and then extend the bathroom so it is level with the hall wall - space for a proper bath now.

    i would go with bath, having noticed you said its a 2 bed flat it makes sense, if it was one bed then it would be more for the single professional...but with it being 2 bed i would say it will most certainly be what ppl will want...all the best

    I suggest a 1200 bath where the shower base is. Shower curtain rsil fitted sbove the window frame. The bath will be used for showering and is big enough to bath kids in.
    Remove sink unit and fit small corner sink by door.
    My DH did this in the tiniest bathroom ever!

    OTher considerations, is the wall behind the dink unit fully tiled? If not , removing it would leave a bare wall.
    If fitting new cubicle at door end, it will cost more to move the shower water feed.
