Checking out fee for tennant

I hope you are keeping copies of all this...?
Ask for copy of the bill, together with explanation of why the work was your responsibility and not the landlord's.
edit: Statute of limitations? 7 years? Can a bill be chased after that period.....?0 -
Hello, just an update to this thread.
The Letting agent agreed that only a one off £80 checking out fee is applicable. However there remains a £65 bill for an electrician call out 7 years ago.
My query now, is that as I was not informed in 2007, can the letting agent really hold on to £65 from a bill that is 7 years old. I wrote to them quoting the limitation act 1980, however they are still not budging. They have also not provided any evidence of the bill e.g. an invoice from 7 years ago.
They say that the bill is due to someone being called out, and because only the MCB required resetting, I am liable as it was not faulty equipment. I can't believe this, as I am an Electrical Engineer of 12 years, and I seriously hope that I would know what a tripped MCB was!
Is there any advice on how to go about trying to get my £65 back? thanks,0 -
Have you contacted the deposit scheme to get your deposit back and raise a dispute yet?0

I would send them a LBA and then go to court as it seems the deposit has already been paid back out, is that correct? If so then a LBA and bring it to court, they cannot enforce it as G_M said under the statute of limitations and it certainly shouldnt be coming out of your deposit0

Ask the LA/LL for details of which deposit scheme was used. Sounds like the deposit was not protected. Your LA may become easier to deal with after that conversation.0

they can only claim within 6 years of the bill or when or if you admitted that you would pay the fee.
also the fee charged must be proportiante to tyhe work involved.
as suggester send a LBA give them 14 days and send a copy to the landlord and state that if you dont get your money back you will sue the agent and landlord.0 -
