3rd bedroom value

Recently moved into a house which was sold as a 2 bedroom plus attic/utility room. Previous owners said they did the conversion and had all the correct paperwork for it as a utility room but really used it as a bedroom. I think that because it possibly didn't conform to fire regulations, they got it passed as a utility room and not as a bedroom.
Now wondering if it's worth our while seeing if we could get it passed as a bedroom. Would it add any value to the house when/if we sell, ie as a 3 bedroom house or would it be pretty similar in value to a 2 bedroom house with attic/utility room?

I suspect it would add considerable value if it had another official bedroom. Have a look on Rightmove at other similar properties in your area and see what the price difference is between 2 and 3-bedroomed houses.0

The building regs you would need to pass 're fire safety, head height, flooring and support beams under the floor may mean the current attic will Never pass building regs without taking the roof OFF and increasing height or spending thousands reinforcing the floor with new beams.
Building regs seem to get tougher every couple of years and this could mean full fire doors, escape Windows, outside fire escape stairs ( made of steel)
Mains wired smoke alarm with control panel. Etc0 -

Or possibly not. We simply dont know what work would be required in your case to bring the spec up to a bedroom. Ive always found building control to be helpful and willing to talk through options. As the original work was signed off you can discuss your plans and ask if they are feasible. Best not to guess what work may or may not be required.0
