I'm single and I've just bought a 4 bedroom detached house. I'm going to have my bedroom, a guest bedroom and a study. I've not decided what to do with the remaining bedroom. It's not that I need the space but I've had enough of noisy neighbours and since renting the last 2.5 years I've had to move 4 times. I want a home big enough that I won't have to move again once I'm in.

I did some stress tests in Excel seeing what would happen if the mortgage interest rate was 10% and 15%. 10% is fine, at 15% I'm entering squeaky bum territory.

Don't think you need worry, you could always take in a lodger or two.

I bought a 3 bed detached as a single person simply because I wanted decent sized rooms downstairs. Now married with 1 cat, we've extended to 4 beds. Ours, guest room, small study for husband, ironing/junk/wardrobes room. The downstairs was extended also so I have my own office (I work from home) and a sun room. We use the sun room as a summer sitting room and the original extended lounge as a winter sitting room.

Extra space gives you more options.

Edit - sorry, forgot to mention, we don't heat all the upstairs rooms in the winter. Fortunately as we did the extension, our council tax is still in the previous band. If we were to sell it would be rebanded to the next level.

It's partly to do with layout .... if there's half the house you can just "ignore" that's fine.... but if, say, you're ignoring the 1st floor and sleeping on the 2nd floor, then that would get tiresome.
