Ahhhh Letting Agents. In an almost hypnotic dance of incompetence they are now unable to find the signed inventory and have now instead produced one undated and unsigned by anyone that appears to be for a different property, listing different furniture items. Am I too uncharitable for suspecting a hasty cut and paste from one of the identical flats in the same block they also "manage". She has emailed me the copy of it - they haven't even filled the form in themselves properly - for example items in the kitchen just say
MAKE (blank) Oven
MAKE (blank) Toaster
There are no notes about the specific condition of the property other than it is in "generally good throughout"
I have helped daughter clean parts of it until it sparkled like new. We have a few scuffs and marks but nothing that looks like damage (ie reasonable wear and tear). I really wish landlords would use silk type paint and not a layer of matt that's one micron thick and completely unwashable. The area behind the taps in the kitchen is lightly stained but it's not tiled and merely turning on the taps means water splashes up against it.
So - in news relevant to the thread - I have asked for proof of the Section 21 and a massive silence has descended. We have instead been reminded that if the flat is not considered clean enough we will have to pay for a professional to do it... time to take lots of photographs I think. I had to clean the cooker once when she moved in because it was utterly filthy.
Does anyone have tips on gathering photographic proof or is it simply a matter of having a recent newspaper and taking as many as possible? Is the lack of an inventory a cause for concern for us or more for the LA? Apologies for extra questions but I want to preempt any further issues if possible.

The lack of inventory is far more of a problem for the LA than it is for you. The onus is on the LA to prove that your daughter hasn't left the property in the same condition that it was at the start of the tenancy, minus fair wear & tear. If they can't prove anything they can't deduct anything from her deposit. They can try but won't be able to.
It won't do any harm to take your own photos.0 -
The signed inventory that they can't find is what they will need to prove that the place is in a worse condition than when the tenancy started. I wouldn't bother helping them find it

If they haven't got a dual-signed and dated inventory on file then I think both you and your daughter should stop cleaning!
If you have a camera that's capable of date-stamping then use that.
Don't forget to take meter readings and photograph those as as well.0 -

It might be worth having a word with the Students Union as well so they can perhaps alert other students to what is going on.

The relevant student housing bods will certainly be told.
Checked out last Friday. They arrived with the wrong inventory. Agreed everything was very clean and tidy - the only thing we were asked to quickly rectify was the drawer to the washing machine which I pulled out and cleaned. Nothing else was pointed out and when I asked there was nothing to sign.
I took lots of photographs with that days newspaper in view. I will now hope that this is the end of my dealing with the LA but am well prepared should I receive anything foolish from them.
