£25k to invest...hopefully property again....please help

Evening,

Looking for some advice please.

I have £25k left to invest and dont know what to do with it.

I am looking to get into the property development market in the hope of rental income with the view of reselling....problem....I have a joint mortgage with my brother, we both mortgaged the house we are living in...I have the money for a deposit but where does this leave me?

Looking into buy to let market-

My circumstances -

1) current mortage of £100k (shared and helping brother get on property ladder, although he pays almost all the mortgage)
2) age 24
3) income of £27k after bonus/on call payments
4) £25k savings (would like £5k for fees etc)
5) mortgage for 1 year only
6) santander 123 current account maxing the 20k limit for interest
7) SINGLE (is that good? Lol)

Can anyone please recommend something for me with my circumstances

Either property or something similar.
