2nd Toilet or Kitchen Bar

Hello
Ok so me and my dad are doing up an old house. But its come to grinding halt. I would like to add a 2nd toilet downstairs as its convenient particularity if I ever decide to rent out my 2nd bedroom.
The problem is if I have this then I will loose that area of the kitchen which could be used as a breakfast bar/ dinner table.
Im not sure how much I would really use a breakfast bar for breakfast and dinner anyway. As I like to watch TV when im eating my food.
The lounge in my house is quite big anyway so could maybe fit a table in there although might get in the way as I would not be using it most the time.
Just looking for your advice women seem to have a better idea about this kind of things than men so your welcome to comment

It has to be a loo.Liverpool is one of the wonders of Britain,

I agree with second toilet too. I hate it when I need to use one and it's already occupied!0

2nd loo, especially as it's downstairs so means "strangers" that come into your house don't have to go upstairs to use the loo.
But, having said that, part of it's to do with layout.
I'm buying a house with a loo and I am annoyed it prevents a breakfast bar being there and if I could change the layout round (instantly/by magic/for free) I'd not want the loo where it is.
If you are unlikely to use a breakfast bar anyway .... then you could have a folding table in the living room for eating at occasionally.0 -
Another vote for a 2nd loo."Save £12k in 2019" #120 - £100,699.57/£100,0000
