Maybe I'm missing something, but why can't you rent them as single-family properties?
Renting as HMOs can (but doesn't always) bring in more rent than renting as a family home.
Some areas/houses are more attractive to HMO "groups" as opposed to families as well so it may be the local market. I'm thinking students or other groups of transient individuals here.0 -

It adds a third option to the two the OP stated he had, though.
- Rent illegally as HMO
- Sell
- Rent legally as single-family homes.0 -
