What to do? Need advice please?

After three months on the market with little interest we had two viewers at the weekend Ms Enthusiastic who loved it and Ms Disinterested who didn't seem bothered.
The estate agent phoned yesterday to say that Ms Disinterested had cancelled all her other viewings and wished to see our house again on Wed. She aslo mentioned that Ms enthusiastic had mentioned making an offer a fair bit below asking price.
Today the EA phoned and said Ms Enthusiastic had made a firm offer just a little way below asking price. She said she had advised her we had a repeat viewing and said we might want to go ahead with that. She said she felt Ms Enthusiastic was really keen and would wait a few days and thought we should still see the repeat viewer.
I tentatively agreed but was still a bit worried the definite offer might withdraw. Have we done the right thing?

    Did Ms enthusiastic place offer on the basis that your property was withdrawn from the market? I would personally want to let Ms disinterested view in case it started a bid-war.:D

    Nope, apparently Ms Enthusiastic is (the estate agent thinks) happy to wait for an answer until Thursday. EA also said both are first time buyers with mortgages sorted and she felt Ms enthusiasti wanted the house very much (I hope so!!)

    Well I think your sitting pretty - as Ms Disinterested has cancelled all her other viewings, it sounds like she's very interested too :j - and I'm sure your estate agent will mention to her that there is an offer on the table... when is this viewing - I hope you keep us posted...;)

    In these circumstances sometimes a slight porkie pie is in order, along the lines of "I need to discuss it with my husband as the offer is below asking price, but he's away on business/on a stag do/etc until Wednesday night, so will let you know by Thursday morning at the latest" That lets you test the water with the other buyer without deterring the first.

    I think you have done the right thing. Ms Enthusiastic's offer might be at the top of her budget. And as Roosterbean has pointed out, clearly this other woman is very interested. She sounds like she might drive a hard bargain, so at least you have leverage in the form of the other offer. Good luck!

    Thanks all, the repeat viewing is tomorrow and estate agent said she will get to both buyers on Thursday so hopefully will have a firm offer to accept by then. Fingers crossed!
