Larger home extensions: Neighbour consultation scheme

Hi all

I need to ask two questions.. will be thankful and obliged if you can share your thoughts on both :)

Q1:
As most of you know that for a period of three years, between 30 May 2013 and 30 May 2016, householders will be able to build larger single-storey rear extensions under permitted development. Home owner will have to apply for pre-approval and council will write to adjoining neighbors for consultation or any objection.

My question here is, has anyone applied for this permission? If yes, did you get the approval? Is it very straightforward and just a formality? OR is it difficult to get approval. What are the chances of getting approval for someone living in terraced house? Almost all the neighbors can raise the objections like, it will affect their light and privacy. What is usually the council reaction on these objections?

I live in a terrace house and I want to make planning application for 6 meter rear extension under permitted development route? What actions/steps should I take to make sure it is successful?

Second question:
My friend also lives in a terraced house with 10 feet rear extension which does not have any planning permission and building regulation. The extension was built around 11 years before she bought the house. We think council is unaware of this extension. Now she wants to built 10 feet conservatory next to rear extension. What is the best way to go about this?

Should she also lodge application for 6m rear extension under Permitted development route? and when making this application should she tell about the existing extension or just keep quite? I mean this is complicated, how should she go about it?

    Regarding your 6m extension - the usual process is the council will let the neighbours know of the work to be performed along with the drawings. There is not a lot of opportunities to raise objection, if the neighbours does not object in 21 days you can continue with the work. The council usually over rules any normal objections like blockage of light and view etc ... I know of few friends who have got their extension done and do not know of anyone who got refused.

    Regarding your friends unapproved extension - it will need to be in line with building regulations. It is a good idea to regularise the existing extension and get the additional extension now while the larger extensions rule is in place.
