Selling a house that needs some renovating

I've seen places where developers spent £15k on new kitchen, bathroom, painting and carpets. 3 months later sold it for £100k more.0

I have a similar property on the market. We have done all that is advised in various posts above but after 9 weeks we have had no offers, though several viewings.
We have an acceptable modern kitchen, good modern bathroom, modern combi boiler, new drive, so all the expensive jobs are done.
Windows are fine, roof and structure sound.
We know the wiring does not meet current standards and will come up in any survey, but felt it was not worth sorting this before marketing.
Three rooms have been replastered and decorated, as they looked awful once fixed shelving was removed, but the rest are just clean and tidy and will need decorating. Some bare flloorboards, some plain but oldish carpet is left in, but we felt it looked better than bare boards.
The property is empty and chain free, and we are paying someone to keep the garden tidy.
We are hoping it will sell soon, but any advice is welcome.0 -

But we've also all seen places where developers have spent far more than they intended, then had a heck of a job selling the place for anything approaching a profit.
Yes, if you get it right all the way down the line, you can make a decent sum out of refurbishing or developing a down-at-heel property. But key in that HAS to be buying at the right price, and there's so many people who've watched the same TV programmes and think it's an easy route to yachts and tropical sunshine that they push those buying prices to the point at which money can't be made,
Which is GREAT if you're in the OP's position... Just froth a few of those speculators up, sit back, and watch them fight over it...0 -

As ever, a RightMove link will help immensely - but the usual reason is that nobody's seeing the potential at that asking price.0 -
