How to finance property development?

Evening folks.
I'm researching the best method of financing a property for development and not sure what is the best method.
At the moment I'm debating whether to work for myself and set up a small company developing property, possibly letting when I retire form my current job.
I'm a homeowner but not convinced getting money out of my house it the right move, I also have some capital.
So, if I buy a property with a view to develop and sell, how should I do it. Do I buy it outright and have my capital tied up. Should I buy outright and let it, then use this to get a mortgage on the next project. Or should I split my investments down, use a deposit and a mortgage, sell on completion of improvements but then get stung for early repayment fees.


How do those in the know go about this?
