    Signs of condensation on external walls? Don't get that.
    I think you are getting worried unnecessarily, your neighbour has had no problem for 10 yrs then why would you?

    Looks like you've misinterpreted the survey and got yourself worried over nothing. More than likely these contractors have already read this out of you and see the money already sitting there. With no signs of damp there is nothing to worry about.

    4k? Bloody ridiculous in any case.

    Sorry, probably not explaining myself very well as I don't fully understand the world of damp/condensation. In the alcoves of each of the two lounges which have walls that are on the outside of the property there are signs of condensation (black, mouldy type marks).

    Re: the internal wall - the wall that is attached to the neighbouring property, there are no visible signs of damp that I can see. The wall, considering the age of the house, is pretty thin (you can hear conversations through it pretty easily) so I don't know if that could contribute to the supposed damp problem...?

    The black marks may indeed be mould.
    Check your guttering to ensure you have no water running down ext. brickwork & also check the state of the pointing on the walls.
    Forget the internal wall for now.
    I'd be more inclined to find a friendly builder/roofer to check for problems than trust a DPC.

    I think/hope I've got the friendly builder and he used his go to guy to check the damp. I'll have another word with him to see what he would recommend doing as a minimum.

    If it was possible to post attachments, I could show you their plans of the house and recommendations.

    He probably isn't the best person to go to if he recommended this guy. He may well be 'friendly' but that doesn't mean he knows much about damp or he would have done as I described earlier. Or he gets a cut from his DPC mate.

    If you go for silicone injection and the party wall has no cavity (almost certain) then the silicone can travel through and damage your neighbours wallpaper/emulsion paint by staining.

    Thanks to the traditional British summer weather, I can see that the external wall (the outside of the wall with the black 'mould') seems to be soaking up the rain.

    The bottom metre or so of the wall sounds hollow/wooden when I knock it so I don't think there can be much doubt that DPC is needed there.

    Getting a third quote ASAP to be sure

    Get an independent damp surveyor to produce a report, not a damp proofing contractor. Wasting your time otherwise.

    if it's black mould it's not rising or penertrating damp it's condensation & lack of ventilation, OP if you want to pm me with your email addy I'll send you a very good fact sheet
