Quick question.......
we purchased this house in 2012, but we're ready to sell.
I have an estate agent coming round today.
The E/A mentioned on the phone the property will need a EPC doing to market the property ( The E/A isn't aware yet we bought this in 2012)
Am I right in thinking, the last one was done on the property in 2012, that the E/A can get a copy off the system somewhere instead of us forking out more money for the same cert
The boiler, windows ect are still the same from when the property was purchased
Please help

An EPC is valid for 10 years, so yes, you can use the one you had when you bought the place.
If you don't have yours to hand you can easily get it from
https://www.epcregister.com/ (Retrieve report using property address)IANAL etc.0
