When looking at the property to buy did OP ask the sellers whether they were buying anything and if so how far it had got?
The sellers could have been looking around for weeks for something to buy and have only just found it. No law says they must move when you want them to.
Anyone buying needs to ask this right at the beginning. Why are the sellers moving? That affects their motivation to proceed quickly. They may have had some cloud cuckoo idea of the perfect house that they wanted but it was more difficult to find something suitable than they thought. Questions about this kind of thing at the beginning are very worthwhile.
Also ask if they would be prepared to move out and rent if they cannot find anywhere. They may not keep to what they say but you would stand firmer on moral ground if you then threatened to pull out if they did not proceed within a certain time-scale.RICHARD WEBSTER

6 weeks from start to finish myn was, and myn was delayed due to been on hols.Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

never seen or spoken to the vendor EA now tells me that the house is joint owned with a man who lives in Nigeria and they didn't know so he is only just came to England last week. And all the time i thought it was delay in getting mortgage. This is just one of a catalogue of blunders so far I have now emailed EA head office to complainIf i knew the answers to all the questions i wouldn't be on here

The EA doesn't work for you they work for the vendor. I understand your frustration but complaining to "Head Office" will achieve nothing.0

they do work for me i sold my house through the same agent and used their MA and solicitor so they are making plenty of money form me. Its not just this i have complained about many other things that are unrelated to my purchaseIf i knew the answers to all the questions i wouldn't be on here

Sorry to say this - but if you were buying my house and you'd only just got your mortgage offer last week I'm not sure I would of instructed my Sols to do much yet either. I understand your frustration - and finding out that one of the joint owners lives abroad probably hasn't helped but unfortuantely this "delay" as you see it is just part of the house buying/selling process in this country.
As you only just got your mortgage offer last week - what assurances did the vendor have that you would be able to complete? None - so why would they spend money on their legal work until they were sure you had a mortgage available??
Hopefully you and your sols can explain the situation to everyone lower down the chain and people will be patient and wait until you can all exchange. Good Luck.0 -

Unfortunately estate agents don't check the title to a property to check that the person who says he owns it actually does own it. If somebody comes to them and appears to have keys to the property and know about it and wants to sell it - they will generally act on his instructions. It is only when the solicitors get involved that they will point out that the Nigerian's signature is also required.RICHARD WEBSTER
