landlords duties

my friends has recently moved into a flat which had been converted from an extension built onto the rear of a house.

as a result of this their is no way for people/postman/delivery to get into contact with her as their is no door bell at the front of the property.

should she have to pay to get a doorbell installed - or should that be done by the landlord.

she thinks its the landlords responsibilty as he converted the flat without taking into consideration that their is no way to contact the flat from the front of the house

How does one access the flat? Can one just walk up to the flat's door?

Landlord has no obligation to install a doorbell as requested, and wireless doorbells cost less than £20.
Therefore she can obviously ask, but there is little point in insisting.

Reasonable people agree to compromise. I suspect after taking in mail, registered letters and parcels for a short while the landlord will come to his own decision about a doorbell.

It is a pain, but par for the course with a lot of cheap 1-person homes.

Best bet is to get a wireless doorbell ....

I've lived in loads/turned down others, where all mail was tossed onto a table with open access to anybody in the building, or even passing in the street.... places like your friends where the door is behind a locked gate without any way to be contacted from there.... and where I am now, I've no letterbox, I've got a letterbox on a wall 20 yards round the corner.

no one can just walk up to the door becuase a security gate was installed on the path theat leads to the flat and you cant open the gate unless youi have the key......

hence no simple way of getting to the flat door unless you call ahead which the delivery wiont do

I'm sorry but all this fuss over who should pay for a £10 door bell? She moved in knowing what the flat was, maybe not knowing about the postal difficulties but the shortcomings must have shown up in other ways. I'd take it for granted that it was my responsibility to fit a door bell.., and have done. Wouldn't even think of asking the LL!

How does a surprise guest get in? Some one without a phone?

Definitely get a wireless door bell, not expensive. A couple of screws on the front of the house and problem solved.

Presumably she thought about this before she moved in.

Agree. However what about the gate? If it's too far away from the property a wireless bell may not work!

we have a wireless bell and two ringers one up 3 floors and one at the back of the house, they must be 40 ft from the bell.
