Shelter (Repairs in private homes)
Sorry - bit of a cop out but your posts are so hard to decipher as they are just blocks of text that jump from one issue to the next without much logic or punctuation and it's hard to keep track of just what has happened and what you want to happen and if safety is the issue or repairs or just cold water you moved out then back in and do you want to stay living there or end the tenancy there are processes for repairs see the link above it may help whew0 -
Have you written an actual letter that factually lists the important repair issues with the property? This is the first step, and if you want to be very careful you could send a copy to the landlord and agent, and send them from a post office with a free posting receipt which you should keep along a copy of the letter. You would need to be to the point as long rambling complaints and emotional language will just confuse the issue.
If then nothing is done you should write again with a deadline for action. If this doesn't result in action then call Environmental Health or, if the issues aren't serious enough for them, follow the guide on Shelter for getting repairs done and deducting the cost from the rent (you must follow the process exactly).Don't listen to me, I'm no expert!0 -
These issues didn't happen overnight they were present when you viewed the property, why on earth did you accept the place to begin with.
You need to speak to the housing officer in the local council, they will determine what needs fixed and what is just cosmetic but not illegal.
Anything that is illegal will be brought up with the LL and they will give them a deadline, until you go through the proper process the tenancy remains valid.0 -
its completely disconnected and hasnt been used since she tagged it. Im not putting my children at risk.....
I have been told by the estate agent im not to contact the LL as all contact goes through them, though his address is on the tennacy agreement. apparently he is away 80% of the time working, the agents speak with him through email.
You have a legal right to contact your LL directly. You do not need permission from the LA.0 -
Is the LA a member of ARLA, NALS or TPOS?
If so, you could also go through their complaints procedure. This is in addition to contacting Shelter, the local council and writing to LL.
Please get someone to check anything you put in writing, as you are coming across in a very confused way and it is difficult to follow.0 -
Whilst you're writing these letters to the LL you should also invest (£5) in a carbon monoxide alarm.0

I once ended up with a rental with really dodgy plumbing and a bath that took an age to fill up. It's not always easy to identify all of the potential issues until you move in (without attempting to run a bath during a viewing).0
