Loft conversion conundrum

Which would you do. Currently 3 bed semi with one bathroom. We are converting the loft but which option would you choose

1 4 bedrooms 1 bath + 1 ensuite = we would have two doubles, two singles with the ensuite to the single attic bedroom.

2 3 bedrooms 1 bath + 1 ensuite = we would have three large doubles with the ensuite being to the master bedroom.

Thoughts please

    Ensuite to master bedroom.

    But I would probably invest in a downstairs privy before doing the loft.

    We are doing the loft if we go with ensuite to master as that's in the current bedroom 3.

    I'd do 4 beds, with loft ensuite.

    I have a loft conversion and included an ensuite with shower, couldnt imagine not having it there, imagine having to trek downstairs in the night to the 1st floor toilet.

    Depends.

    Are you doing this to sell, or to live in?
    What will the attic bedroom be used for? Guests or household members?

    If the attic is to be lived in regularly, then as a minimum it should have a toilet/washbasin, but not necessarily a shower.

    Could you add a small toilet, but still put a decent en-suite on one of the first floor bedrooms?

    The aim is a better bedroom for daughter so it will be used as a bedroom all the time. Yes we are going to be staying here.

    All booked in for ours. It's 3bed 1 bath now. Putting en suite into loft so 4bed 2bath

    we've gone for 3 bed 2 bathrooms gives us 3 really good double bedrooms and ensuite to the master
