    Good decision but definitely apply the time limit (up to you how long) as I wouldn't want to give them luxury of having your bid on the back burner while they wait for a higher one indefinitely.

    They might ring you on Monday to say they will accept £310K
    You will need every spare penny you have to refurbish this property.
    You are offering nearly 95% of the asking price.
    It has been on the market for over 5 months

    310k was declined so have put in the 320k offer with the time limit, so I suppose we'll know one way or the other by tomorrow

    Thanks dimbo61 this will definitely be our final offer, I don't think they will accept it but if not we will definitely we walking away. Houses in the area all seem to be going for the asking price at the moment and I think the vendor is expecting the same even though the property needs a lot of work - fingers crossed anyway.

    We offered £15,000 less on a £240,000 house just a year ago, and got it.

    Mind you, we'd originally offered 10% less (ie £216,000), and came up to £225,000. We were prepared to go to £230,000 but no further.

    There's no such thing as a cheeky offer - you make an offer, if they don't like it they say no. It's then up to you to increase the offer or walk away. And it's up to them to continue to say no, or to accept.

    Where is the house loopy?

    If London/surrounding areas it may be harder to get a reduced offer accepted, but then again if it has been on the market for a while it's definitely worth a punt.

    The house is in Cardiff, house prices and the property market have gone crazy the last couple of months. There is little housing stock and a lot of potential buyers, houses are selling within days or couple of weeks max and are going for the asking price and even over!

    The only thing we've got going for our offer is that the house needs a lot of money spent on it which might put people off
