Help with valuation feedback please

Hi, sorry this may be answered somewhere but I can't see the information.

I have just received a copy of the valuation report that was sent to my potential mortgage company, it states that I need a professional to check the loft void, lower floor joists and damp proofing. I've passed a copy onto my solicitor and they are writing to the vendor as they've stated that they've had a damp proofing done so at least we can get a copy of that guarantee as a starting point.

How would I progress? Do I pay for a more detailed survey or do I pay a builder to check the situation out?

Sorry if this is a silly question, but is don't know where to start. Am waiting for my mortgage advisor to get back to me and feeling useless.

    If that's all the survey has come back with, that is about the best survey you could possibly wish for.


    It's standard for surveyors to recommend a professional inspect this or that. It's their way of avoiding legal liability if they ever did miss something.


    You can use your common sense to address these "concerns", e.g. look at the loft void yourself, get your guarantees etc.

    Thanks, I am going to arrange a builder to check the wood work as the house is quite old and get damp tested just to validate the guarantee they have for the damp proofing treatment. The mortgage company says that they are only concerned with the valuation, which thankfully matches what has been offered so I guess the rest is for my peace of mind.

    Ah, just replied to this question on the 'Awaiting a mortgage offer' thread.

    Just remember, if this is only the valuation, they've not had a proper look at the property and if it is 'quite old', there might be other issues. Depending on its age and so on, you might want to get a structural survey done.
