Sorry for your loss. I am no expert but having been through probate, my understanding is that you have three different issues. The first is ensuring the tenants still pay the rent and, as executor, it is probably worth getting in touch and telling them they need to continue to pay the rent and also let them know if you will be giving them notice and selling the house as part of the estate. The second issue is where the money is paid into. If the partner will agree then it makes sense to close the joint account and have the rent paid into a new "estate"account. If not, then the partner will still owe the estate any money that comes in and it will be deducted from her share of any proceeds she is due under the will when the estate is settled. The third thing to consider is the mortgage you mention ...how is that paid? Is it from the rent going into the joint account? You will need to tell the mortgage company about the death. If everyone acts "decently" then this should not be a big problem but if the tenants, the partner or the mortgage company get difficult then some good advice from a solicitor or probate specialist could be a good investment.
