Perhaps this sums up:
things for oneswoof to check:
1. whether notice is a s.13 notice,
2. whether there is a rent increase clause.
3) if not a S13 Notice, whether the proposed rent increase complies with any rent increase clause,
4) whether tenancy is a statutory periodic AST
This just leaves a final scenario about which I admit to doubt:
If there is a rent increase clause, can LL ignore it by use of a S13?
S 13 (2) appears to allow this.
But if so, it would conflict with S 5 (3) (e)
I know of no relevant case law, but perhaps you do?0 -
7% is fine, ours put the rent up by 15% last year, hence why we're now moving

Last year my landlord raised my rent for £100 a month !!!! I always wondered if that was even legal to raise it that much, no matter what
He said he hadn't raised my rent since I moved in 2007 (not entirely true because when I first moved in he was paying the council tax, after a couple of years he made me pay, that's £80 a month) , he said the letting agency told him rents have gone up and he could ask for more... so yeah, £100 in one go...
if he raises a penny more I'll have to move out 0
