    An almost identical house on the street sold for 100k a month or do ago so I'm sure it's the right price. They were on the market for oieo £90k and achieved £100k.

    I think people get really confused by it. When I allowed myself to be talked into having a guide price on the advert, I received some ridiculous offers. I think this kind of marketing gives the perception that you are desperate.
  • Put it on for £110k or 115... then accept offers at £100k

    People like to think they've got a deal :)
