    I don't even know where to start with correcting this one!

    Lets start with: the letting agency works for the landlord. It does not exclusively replace him. He is their employer and they follow his instructions. He has not signed over his property or his rights to them. He can choose to undertake any inspections himself if he wishes.
    Your letting contract is with the landlord not the letting agency.

    Sigh.......

    True BUT the agency MUST; (according to The Property Ombudsman)

    "must also always treat fairly, and with courtesy, all those involved in the proposed renting or letting"

    The agency have a responsibility to warn secret spying on their tenants could be deemed as harassment.

    The tenant could report harassment and take action for "Intimidating behaviour towards them". Legally "any behaviour which puts you in fear can be classed as harassment."

    I'm not going to say any more regarding this as I have pointed out the legal possibilities/responsibilities and not my personal opinion.

    It has nothing to do with the agency if the LL wants to inspect his property. As stated, there are 2 contracts in place, neither of which are between tenant and Letting Agent.

    Since this thread was originally started a while ago, I'm curious as to whether any traces of cat were found during the inspection.

    We generally don't allow pets in our rental properties, we do however allow fish and outdoor animals such as rabbits. If our tenant decided to break their tenancy we would most likely issue an s21, I need to be able to trust my tenants at the end of the day.

    It's my home and that's how I choose to live. I pay my rent and haven't caused any damage to the property over and above fair wear & tear so no harm, no foul.

    Aren't you worry that they find out one day, decide not to renew your lease, and upon request of a reference, make it clear it wasn't renewed because you lied about having pets. It doesn't look good when you can't provide a reference from your previous landlord or one that confirms you can't be trusted.

    So you don't have an allergy to pets. You come across as a weirdo to me! Maybe they were looking after a cat for the day? I own my own home and yesterday I looked after my sisters dog for the day... It was a one off!

    Not even slightly. Firstly, I have a small pet (not a cat or dog) which is easy to hide during inspections and can't easily be seen through the window.

    Secondly, people get too hung up on references. How carefully do you think references get checked? Not very in my experience.

    Lastly, this is the final place I will rent as I have bought a house which I'm just waiting to be built.

    I got into the habit of whisking the agent's boy round the place saying "Well, as you can see it's not a cannabis farm, I've not painted it all black, not ripped out the kitchen and it's me here and not sub-let if 12 illegals. All fine then?" .... but I still begrudged feeling I had to tidy things up to achieve that every 3 months.
