Hi all,
Please bear with me - sorry for the long post. I'm looking for recommendations in the SE London / Kent / Bromley area for a company (or quality trades) to manage or assist in a moderate amount of work to a new property. This is refurbishment more than total renovation.
The company we're looking for should ideally be able to do multiple trades (e.g. new flooring, some decorating, possibly some electric work, kitchen fitting, lighting, etc.) There is also a structural wall to alter which will require an engineer assessment and steel.
So save you reading the list by room, please do PM or reply if you can recommend someone. If you want to see what we're planning to do please have a look below if it helps frame a particular company in mind.
The list below obviously can't be quoted on over the internet, so I've not bothered with quantities or room measurements... and there will be the usual bits and bobs to add in, so a quote in home is where we would then go if anyone can recommend.
Kitchen
i) Remove "pine" ceiling and existing light fixtures and recover/plaster ready for painting. Install new light fittings.
ii) Remove existing laminate flooring and install tiling with electric underfloor heating.
iii) Assess removal of a portion of a load bearing wall, obtain structural engineer survey and design / install appropriate support. This knocks through to the "Sitting Room"
iv) Remove existing kitchen, tiling, fixtures and fittings, make good services and supplies and refit new kitchen units.
Living Room & Dining Room
i) Skim ceiling (has the textured effect we really don't like!) and prepare for painting. Remove old light fittings and install new track lighting, etc.
ii) Remove existing radiators (x3) and replace with newer "tall models"
iii) Take up carpet and install wood flooring.
"Sitting Room"
i) Skim ceiling (as above!) and prepare for painting. Remove old light fittings and install new, etc.
ii) Take up old carpet and lay down tiling with electric underfloor heating as per kitchen.
iii) Remove radiator
Hallway
i) Strip Wallpaper (if we fail to do it ourselves!) and prepare for painting
ii) Take up Carpet and lay wood flooring.
iii) Various decorating tasks, mostly painting
iv) Remove existing lighting and install new lighting.
Cloakroom
i) Take up carpet and install tiling.
There would be a decent amount of other work and that's before we consider if we have enough money left to do upstairs bedrooms and bathrooms.
Generally we can do some of the minor items ourselves, but we'd be looking for good trade prices on supplies and it's really the ability to manage multiple rooms, trades and deliverables on time. We'd probably get the kitchen ourselves, but happy to consider other options if more cost effective.

Try to look for good trades online. Google will help you with that and read some reviews too for you to have an idea on which trader you'll be dealing with.0

You do realise that you will pay a premium for having one person/company manage the whole lot?0
