roof repair quote

Options
Just had a roof repair quote as follows, Semi detached:

Ridge tiles (hip roof?) on two corners need re-cementing in places and chimney lead flashing needs replacing
(the tiles would be lifted to cement underneath too) £280

Bay window needs felt repairing or replacing and guttering fitted (he mentioned 'drips' would be done too?) £180

Wooden soffits/fascias and guttering to 3 sides (replaced with mega board - and painted?) £630


There were some discounts to prices quoted for combination of jobs done.

First quote and wasn't sure what to ask about e.g. scaffolding not mentioned and I never thought about it (I have a ground floor flat roof extension) until reading threads on here.

Hope to get 1 or 2 more quotes soon and have more of an idea what questions to ask them :)

    In my experience you cannot have one trade alone working at height, so technically paying for two people.

    A tower can cost anywhere from 150 for a week to 500 or a small MEWP (Mobile Elevating Working Platform)

    With regards to the fascia and soffit is the property old? is there asbestos? I think you're liable should asbestos be found.

    If no asbestos - I'd ask for plastic, may cost a little more but you need not worry about future maintenance.

    Ask for a Bill of Quantites which details which works will cost what, he then can't come back saying well it cost more than I thought.

    Thank you for your detailed answer. The property was built some time in the 1930's.

    There is definitely a good chance the soffit could be asbestos, in this case you would have to 'clad' otherwise removal would cost ALOT.

    Okay, thanks for the tip. Still waiting for another quote, will be sure to ask him about it. (It looks like the original has already been covered with a second wooden board).
