Would you rather have separate Dining Room or Garage?

I have a 3 Bed house with a garage conversion into a Dining room so we now have a nice large lounge which all the neighbouring houses have to double up as a dining area.
The downside is that there is no garage although there is ample room for 2 cars (side by side) on the drive.
The front and rear gardens have plenty of borders and plants but no grass therefore I have no need to store large garden items like lawnmower etc.
I have two questions:
1) Would you prefer the Dining room or a garage?
2) Would you think a separate Dining room would add value or would any price increase be negated by having no garage?

I am house hunting at the moment and want a separate dining room for use as a playroom. We currently have a detached garage behind our flat and i don't know where I would put half the stuff in there. Do you have decent loft space? Or adequate room for tools, vacuum cleaner, bikes etc?0

Personally, I'd prefer the conversion. Most people I know use their garages for storage etc rather than to house a car anyway, and I know a few who had them converted too. The best thing is that once it's converted, it can be anything; an extra bedroom, an office, a playroom, a dining room, a games room, it has a lot of potential once it's converted.
As long as there's space on the driveway for two cars, I'd see the extra room as being more appealing.
And for storage issues, I'm assuming they could put a shed in the garden?0 -

There is more than adequate loft space and a cupboard under the stairs to house vacuum cleaners and other cleaning items.
There is a sort of shed outside which has the boiler but I use that for recycling and garden shears, tools etc. Wouldn't fit bikes though.0 -
If you have good off street parking and room for a decent sized shed in the garden then I'd take the extra room over a garage every time, especially if the house really benefitted from the extra space.
If the house was already big, I'd be inclined to keep the garage.0 -
The extra room. It is not a dining room, but a room that could be an office, a playroom, a guest bedroom etc.0

I would prefer the extra room. I have never had a garage, and have never had trouble storing stuff such as lawnmower as I have a shed.0

I'd prefer an extra room (as long as there is outside space to park a car, which the OP has said there is). I've never used a garage to store a car so it's of far more use to me as a room.0

I'd go for the extra room but my hubby would go for the garage as he always garages his car.0
