    Flood Zone 3 is high-probability. (Hazard: Danger for All.) It covers 3a - high flood-risk from rivers and tides, and 3b - flood plains, which are purpose-built to take flood water so that it avoids cities and so on, as well as high risk from fluvial- and tidal flooding. There is no distinction between a and b on flood maps.

    We are renting a Zone 3 property and have had 4 foot flood water surround our house twice in two years, and have only avoided flooding due to the installed flood defences in the wall of our property and the fact the floors have been raised 2 foot. However, we can't get insurance that includes flood damage (only fire and theft) and every time we get the EA alerts of flood warnings it sends our blood pressures sky high. The flooding has led us our septic tank to needing replacing twice in two years, and meant we lost one car to flood damage.

    I will never buy a property that would be at similar risk, no matter what zone it is in. Our recent search made that at pre-condition of any property we looked at.

    Quite honestly, not worth the risk.

    My house is in "Flood Zone 3".

    I contacted the Environment agency who then stated the risk was "minimal", that the site had zero history of flooding, and that the only prior flood happening 50 years ago and a mile down the road (and downhill, and where the river meanders more) happened before flood defences were installed.

    I live some 600m from a river, with flood walls, agricultural land, ditches and an important rail route in between as a buffer (and an incline) so I'm really not that worried. The house is right on the edge of the flood zone and so even if the area flooded I cannot imagine it invading the property.

    Insurance was fine regardless, no more expensive than a relative who lives a top a hill/not in any flood zones.

    I think its mainly common sense. Look at how close the water source is to your property, whether there are defences, how high the water is normally/at peak, how high up your property is.

    High probability means different things though.

    I also have a property in Flood Zone 3. It is though protected by millions of pounds worth of flood defences and if it did flood the entire town would flood.
