Guaranteeing a student tenancy agreement

    Generally, halls are for first years only. I suspect (although admittedly I don't know) that the OP's son will going into his second year and therefore expected to find his own accommodation.

    As said previously OP, make sure that there are individual room tenancy. My Mum is guarantor for my daughter and I checked everything out on here first. It is just as well that she is only guaranteeing my daughter as one girl left at Christmas and made very little effort to someone to take over her room. The letting agency are now pursuing her and her guarantor for the unpaid rent.

    If at all possible, see if he can pay a bigger deposit rather than have a guarantor. Yes, it may mean he has to work extra hours over the summer to pay it but it really is a safeguard for you (and for your relationship with your son if things were to go pearshaped!).

    Assuming you go ahead, go over the house with a fine toothcomb when it comes to doing the inventory. Note EVERYTHING, including the meter readings for utilities, make copies for yourself. If it is a joint tenancy, don't just note things in communal areas and your son's room but in every room and the garden.

    Halls are not a money saving option. I was shocked at the price of halls when my eldest went to uni. In my day, halls were a cheaper option for first years and often provided some meals. Nowadays most halls are self catering and work out more expensive than a shared house.
