House on the market 6 weeks so far

    OK, it's nice and clean but very spartan and with no appeal in the garden or on the patio. Also, having tried to sell a 2-bed with no bed, 100% of viewers said 'we can't imagine a double in here' so I had to put one in. Also, none of the pics show it's possible to get a table and chairs into the kitchenette.

    TBH it looks like a part-furnished property being offered for re-letting, nothing to aspire to for an FTB.

    Talking of letting, pcm rental for 2-beds in OPs area are about £495 so an attractive 6% yield would mean purchasing at £99,000.

    I'd redo photographs with some nice items on display and offer it at £104,995 ONO and be prepared to drop below £100,000.

    IMHO the Scottish market will get even slower until 18th Sep

    I find it really hard to believe that 50 quid spent in HomeBargains on a few colourful cushions and wall prints can make the difference between someone not even considering a house to someone thinking WOW! this is the place for me!?

    Are homebuyers really that fickle and unimaginative?

    Thanks for all of your advice. I knew there was something I didn't like about my photos, and you lot have made me realise that it's the lack of colour! I'm going to get down to home bargains today and buy some colourful items to add to the rooms. I'll let you know what I find :-) thanks again for your help!

    You also have another house on your street in competition. It is an end terrace rather than middle like yours. It has 3 bedrooms, not 2 and is on the market for the same price, give or take a fiver.

    Agree, it looks very spartan, cold and no warmth. Needs a few items to jazz it up a bit.

    It gives the impression it has been a rental property.

    I viewed a few house through that particular agent, they did the viewings (don't know if this is the case with yours?) and it annoyed me how little the agent knew about each property. Simple things too like is their a factor fee, I'll get back to you. What kind of timescale are they looking at? No idea. Didn't give me a lot of reassurance but perhaps it was just that agent. I'm still waiting on the responses.

    In my area (Armadale) 2 bed terraces are going for under 80k, Livingston is obviously a bit closer to Edinburgh and the town centre but it may be the price unfortunately. I got a 4 bedroom detatched house for 150k 6 months ago. The markets moving but people still want the low prices. Identical house directly across from me is priced at 20k more and has been on for over a year.
