Faulty Property and Repairs?

We are thinking of buying a house but it needs the following repairs?
Is this normal for an average property? how much are we expected to pay in labour and materials?


1) for upgrading the ceiling of the garage to ensure adequate fire separation between the external stores (garage) and bedroom above

2)replacing the damaged tiles on the main roof.

3)Also Half of chimney breast has been removed how much would it cost to support upper portion of the stack.

4) And there is a dining area extension at the back that doesn't meet current building regulations which needs to be done up.

Is this property insurable without this work being done?

    Unless brand new, no house is ever going to be in absolutely perfect condition.

    Nobody can tell you how much work is likely to cost without them being in the building trade & actually seeing the roof, garage etc. and costs vary depending on where in the country people live.

    Just because something doesn't meet current building regs doesn't mean it's illegal or unsafe, just that the regs changed after it was built. Regulations are constantly changing & you can have a job done today & find that in 2 weeks time it doesn't meet updated regulations.

    If the property is mortgageable, then it should be insurable.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    The most sensible option is to get a builder to go round and have a look and give you an estimate. Then negotiate the price with the vendor to take account of the work that needs doing.

    Yes we tried that, two builders came around and never got back with an estimated cost ! So that is why I just wanted a rough idea, Garage is big enough to park two cars.

    Average 3 bedroom house. Just looking for a very rough figure Thanks
