Hiring a builder

We moved into an end of terrace house 3 years ago. During our first winter we noticed a damp patch appearing at the top of the wall (an outside wall) in our bedroom. As it's where there is a chimney we got a builder out to look at it and they told us the chimney needed re-doing.

We had that work done, but it didn't fix the issue and the damp patch continued. We got another builder out who said it was something else. He did more work but that still hasn't sorted the problem.

We got the house valued this week as we're remortgaging, and when the valuation on the house was done they noticed the damp and when they inspected the loft it's apparent it leaked in there too.

I don't want to keep spending money on builders and then finding the problem hasn't been fixed. Is it possible to get builders who will guarantee their work? Sorry if this is a stupid question, but I really don't know what to do.

    As you've had 2 failed attemps so far I would get an independent damp specialist to give you full damp report. It may be that the builders are not diagnosing the problem properly leading to the work they do not tackling the damp issue.

    You'll pay around £200 for it but then you'll know what the problem is and then you can tell the builders exactly what work you want doing.
