Do I really need a home buyer's report?

    We ended up having a homebuyers report on the first house we attempted to purchase (it subsequently fell through) but the general comments seemed to be along the lines of:

    'High moisture readings, dampness noted - seek expert opinion'
    'Electrics look dated - seek expert opinion'

    For our next attempted purchase, we had a basic valuation done and drafted in electricians, damp & timber specialist (who was worth his weight in gold!), plumber and a structural engineer to give it all a good going over.

    The specialist reports also gave estimates for areas which needed attention which helped with property price negotiations.

    A lot of coordinating & several reports obtained however, it gave us a much clearer picture of the important elements of the property which we feel a homebuyers report would not have given us.

    This might be another option for you.
