Converting a garage - worth it ?

    We converted the garage in our previous house, and had a proper job done including building regs. The front 2/3rds became a study and the rear 1/3rd became a utility room. Up until then like most houses in our street it was used for junk, and as we had two cars one was on the drive and the other on the road.

    As part of the conversion we also widened the drive, so we ended up with two very useful spaces inside, and both cars off the road, a win win.

    There were about 16 similar houses in my street, and by the time we moved a few years later over half had followed our lead and converted their garage.

    We now live in a house without a garage and still have two cars. This did not put us off buying it at all, and did not affect the sale of our previous house either.

    Just to add:

    We would have a proper conversion complete with regs as the cost is not too dissimilar.

    Currently our garage is 1 &1/2 garages and attached to the house.The normal garage already has an extension above it & we already have a downstairs shower/WC. The 1/2 garage is attached and would be used for storage so there would be a place to store 'junk'

    p.s we are are already fully extended (up & down) so i just think the Mrs is bored and looking to do something without moving !!!!! :-)

    I wouldn't consider a house without a garage, however if my wife really, really really liked the house I would bid less than the cost of conversion back to a garage

    I'm the same. Once you're used to a having a garage it's hard to go back to not having one.

    Tools, paint, flower pots, lawnmower.

    Forget putting a car in it. What a waste of a garage!

    I hate houses with integrated garages with a passion. They unbalance the house for me.

    I'm not particularly concerned about garages. I'm happy to have a glorified shed in the garden as the price of an integral garage is more valuable as floor space, to me. People obsess about where to put stuff they don't need.

    I'd probably put a full extension on the side than convert a single storey side garage. It just looks like what it is.

  • I'd definitely favour a well done converted garage over a garage, so long as there is somewhere else to put your junk (decent loft space, big enough garden to put a good sized shed in). The majority of garages certainly don't have cars in them!

    It probably depends on how big the house is already. If its already of a decent size then I'd lean towards keeping the garage but if its a bit cramped, converting the garage is likely to add value if its done properly IMO.
