Hi All,
Has anyone ever sold their house with House Simple?
Currently needed to sell our house, a house in our street went up for sale with House Simple and was sold in just over a week.
I have looked on their website and it seems they dont come out to value your house like other estate agents, you have to buy their service then they will visit your house take photos and put it on the market.
I requested a free valuation from them and basically they look as similair houses in the area and base the price on that.
Just after some feedback on them to see if its worth trying to sell with them.

My friend bought her house recently and her vendor used House simple. She had a good experience and I am selling in a couple of months - House simple are top of my list to use.You're not your * could have not of * Debt not dept *0

Sounds pretty hands-off to me, so I would just question how hard they will be working for you if their money comes from taking fees for photos. Might be wrong, might be brilliant, but they don't sound like they're wanting to work hard for their money.0

You say how hard will they be working, but think about it how hard to a high street estate agent work? They basically do the same thing, come out take photos etc, advertise online website rightmove etc, pretty much the same.0 -
Looking at the dates of the reviews on here.

They appear to be in 'clumps' 4 reviews in 3 days is what I mean.

House Simple, as you've pointed out, don't pitch for business at a valuation, so there's one thing that high street EAs do that online don't. If three EAs go to one house, and one gets hired, two are spending time which they won't be paid for.
Online EAs don't conduct viewings, don't spend any face time with buyers, don't have any incentive to maximise the selling price. They've been paid, and keep the money regardless of whether the house sells or not. Regular EAs ONLY get paid when the house sells, never before.
If the house sale falls through, which can be for reasons outwith the EA's control, they again don't get paid.
All of which adds up to what I call a different 'risk profile' for the high street EAs. They're basically taking more of a gamble on their clients than the online.
Call it 'harder work' or call it 'more risk', whatever you like.0 -
I used one of these online estate agents,really started to panic after 4 weeks and no viewings,week five I had 3 viewings and an offer from a cash buyer that is currently going through( less than 4 weeks to complete).
Online agents, are not proactive and don't phone around a client list, but if someone is looking they should come across your property anyway,it could be argued that when an estate agent phones around you are more likely to get viewings from less interested buyers who just agree to view because the estate agent pointed them in that direction.
Its a gamble either way,I worried that I would have to also get a high street agent if I didn't get viewings soon.
It has worked out well for me this time and saved me well over £1000.
In my area its Zoopla,Right move and S1 home are the sites most searched so I chose on that basis.0
