    OP - the vendor is within their rights to do what they want until exchange of contracts (as are you actually!)

    Perhaps tell the EA you will meet the vendor half way (or all the way, if this is your dream house).

    Also tell them that you feel the vendor has messed you about a bit, so if there is any more funny business with the agreed price , you will be pulling out.

    That way you are setting some ground rules and possibly taking back a bit of initiative.

    It's actually £25,000 to £30,000 above the other houses in the street, but it has already been done up etc. thought it does not include any built in furniture in the bedrooms or and built in white goods in the kitchen ! So I may have to just let it go...... 😠

    In my situation, we offered on 3 houses before it was accepted on our 4th. I am so glad about that now, as the house we got was so much better than the ones we 'fell in love' with before.

    I know you think it's your dream house, but the fact that you say that it is done up and £20-30k more than the rest of the street suggests to me it's more a case you're falling in love with the decor. But, even if you dont want a 'project' house, be warned that even done up houses will look shabbier once the current owner's stuff is moved out. You'll see the marks on the carpets/ flooring where furniture was, and on the walls where their pictures were etc.

    I'd be tempted to go for one of the houses on the street that is £30k less, as I'm guessing they're similar builds, you could always take ideas that are done well in that house and translate them (and make them more personal too)...

    A bangalow near me was first advertised for 269k 5 Months ago, every few weeks it keeps increasing in price and the latest figure is 429k but still unsold, I am pretty certain if someone puts in an offer now at this price the seller will readvertise for 20k more again. Some sellers have ambitious pricing methods but it is their house and they have the right to do what they want with it.
