Architect Fees - Fair?

Hi
First post... just looking for bit of advice on a proposed extension to my garden flat. Just had quote for my architect fees for 23m extension as follows:
Design options, submission of planning & listed building consent @ £1200 + vat
Submission of Building Warrant £900 + vat
Production of Tender & appoint contractor £500 + vat
Site Inspections x 10 @ £800 + vat
Plus Structural enginerr costs - quotes to be supplied
Planning Application £192
Building Warrant Application £500

Does this seem reasonable?
I have to point out that i have been working with them for a while (its a shared garden reconfiguarition with neighbours) so a design already submitted that needed to be altered, however over this process the architect on a number of occasions had incorrect dimensions (they own measuring but on site they didnt match up when i physically meausered them out)

any advice would be much appreciated

any idea what the average rate / sqm for building garden extension would be - size is 23sqm?

thanks in advance

Sounds more expensive than what I paid in SW London, however there were quotes 2x of what I paid below:

    Outline Design Phase: £945.0
    Detailed Design Phase: £675.0
    Tender Phase: £383.0
    Total: £2003.0 (excl. VAT)

My architect is not VAT registered.

Just to give you an idea of the job: 4 metre rear extension, garage extension and conversion, and a bunch of internal re-modeling incl. a new kitchen

The overall job size is about £100k (incl. VAT) excl. kitchen

    WOW!

im currently doing my own plans for a ~30 sq m single storey extension.

Make sure you need planning consent. If you don't why put in planning?

If i was having 100k worth of work and there needed to be lots of structural work and i wanted info on different ways of doing things and what potential differences in materials could be used etc etc then maybe id get someone in but for a seemingly standard extension do them yourself.

Go onto the planning site find one similar and copy it. I was amazed to see how many people on my street had sent in plans when they didnt need any consent. All had paid an architect to draw up some pretty standard plans by the looks of it. I couldnt work out why theyd drawn dining tables and plants etc but then i realised this was probably to make people think theyd spent loads of time on them if people are spending that kind of cash!

Its good to have plans for the builders so there is no doubt as to what theyre building but ultimately theyll have done loads and if you can give them a basic plan to work to then theyll be fine.

Mine are v basic but it doesnt need to be complicated just accurate of what you're planning.
