Just been told that the market is cooling in SW London

I only know Tooting to drive through on my way to work (I live about 2 miles from there), and to be honest I've always thought the High St was a bit of a mess.
It's hideously busy to drive down too, the amount of people I've nearly knocked down who just wander out in front of me is quite scary!

High street is horrible. Cheap, untidy shops, busy A-road, that is treated as a pedestrian area.
Transport good. Green space excellent. Tooting Bec by far the nicest of the local commons.
Number of good places to eat and drink has gone up massively.0 -
Absolutely agree. I have been seeing houses up for £2.5m in SW that are still on the market after a month! and some have even reduced the price by £100k. This was unheard of at the start of the year.0

I'm not sure the asking price is fully representative.
Just before Christmas it was rising fairly rapidly and selling, this is still happening. However I think the sellers have reacted to this and got ahead of themselves this quarter. A return to a more normal increase is more realistic seen earlier last year. The market has jolted back to life so consistant increases must come now based on more long term figures.0 -

Similar thoughts.
There are bags of new listings around but they all seem to follow each others up. Very few reductions I have seen.

What Waitrose. I read somewhere (in Tooting local forums) that they never planned to open in Tooting, not their catchment and I would agree. Plus if you really want to waste your money that way, Balham is only 2 minutes up the road.0 -
We're under offer again although we had to drop the price by £10k (only 1.5% and done to bump our listing up).
In March it took 24 hours to sell and in May two weeks.
A lot of properties seem to be going under offer then falling through but I have no idea if its more than normal.
I've kept my eye on new listings and noticed that there are a lot of flats coming up but very few decent houses - seems a bit slow for buyers and sellers.0
