Just been told that the market is cooling in SW London

    Ours is definitely expensive compared to what we paid for it 5 years ago but for £650k you get a 1500 square foot house. But it's also not Balham/Tooting Bec.

    If the property boom has reached the end of the Northern line, it does not surprise me that it is running out of steam.

    Have the EA also advised to reduce the offer on the property you are buying? Would seem fairer that way.


    We're in a weak position.
    We are only selling to get this house and, as it is vacant and the people who own it do not need to sell it to move, I suspect they will just put it back on the market and wait until they get what they want.

    It's also owned by a brother and sister who are estranged and only communicating through solicitors - the sister is a b*tch and, even if the nicer brother agrees to reduce, I doubt she will.

    Sounds nasty, however, never believe an EA, they always want their cake and eat it!

    My gut feel is that there is room to negotiate down at the moment in the area.

    Balham/Tooting have been hot for a while now. Have you not heard of The New Shoreditch?

    All because of a chicken place that opened off the high street. Laughing is indeed all that people in tooting did when they read that.

    It has improved though. When I first moved down this way around '99, the pub scene was horrid. Chav infested, fighting dens. Changed a lot. Loads of good pubs, a more young professional feel to the place.

    On the flip side, the shops have got even worse, but that's probably most high streets these days. No-one quite sure what to do with them.
