how long for solicitors ??

Im at the stage where i have instructed/paid my solicitors to do the searches etc on my purchase and was just wondering if anyone knew how long it would be until completion. The house is empty no chains etc as the sellers are asking how fast i can be ? plus id like to be in fast too as im living with parents. Thanks for any help:)

  • are you a cash buyer or are you getting a mortgage?
    have you had your mortgage offer back from your lender?
    do you have to pay any stamp duty on the property you are buying?
    have you had your survey / valuation carried out on your property yet?
    if the searches throw something up if could add any amount of time onto the process so its a bit like asking how long is a bit of string.

    if everything goes smoothly with the searches, assuming there are no issues with the survey, and that stamp duty is being paid by your solicitors when we have been buying our first house it took 3 weeks, the people who bought our house were cash buyers and the whole process took them 8 weeks from us accepting the offer to them moving in.

    The average time taken from offer to completion is 12 weeks, so anything under that is a bonus.

    As Rmp says, there are so many variables that are completely outside your control. Mortgage lenders are being slow at the moment because of the MMR regulatory changes.

    Surveyors can take time to go out to the property because of an upswing in business with associated upswing in surveyors to carry out the surveys.

    The searches can take a varying length of time to come back, depending on the speed of the local council for example.

    The survey will almost certainly highlight questions which your solicitor will need to ask the other side. They need to respond. And then your solicitor needs to tell you the outcome.

    Have the sellers done the property information form and fixtures / fittings form yet?

    Thanks Guys, i should of said that i have my mortgage offer and the valuation has come back fine, so was just wondering how long the searches take assuming there ok and tehn how long to complete ?

    Mine are really slow.

    I paid for my searches nearly 3 weeks ago. They had the last of the info from my vendors last Wednesday. I emailed after I knew that the documents had been sent to see if they would give me a rough idea of timescales, and they said at least another month! Ugh! And I thought my mortgage took a long time to come through, but that was only 4 weeks total, even though it felt like far longer lol.

    Thanks Eviesmummy, i had similar when i sold my house i actually collected some paperwork and took it too my buyers solicitors by hand to hurry them up !:)

    Did you wait for your mortgage offer before instructing a solicitor? That's what we did so could be in for a bit of a wait. We didn't want to pay solicitors until we knew we had got the mortgage. Although I bumped into the seller last week and he said they haven't got a solicitor themselves yet, we had our offer accepted a month ago...

    Hi Greg2, Yes i waited until i got a proper mortgage offer before i paid as wanted to limit any chances of losing money, i got offer accepted start of april, mortage recieved 2nd may and instructed solicitors same day

    Hi there, we have a mortgage with nationwide our purchase with no chain was 5 weeks 6 days start to finish this is the quickest we've known.
