    As of now I have no actual completion date merely date for Surveyor.
    Isn't your completion date 28 days after the auction day as you mentioned in the OP?

    The auction terms and conditions will have specified the Completion date - usually 28 days.

    I think it is very unlikely that your buyer will pull out now - they would lose their deposit. They knew what they were buying and so they probably just want the survey done so they know what work to do first!

    I suppose it could be a tactic to try and get you to drop the price before you complete but it's a risky one... you could simply say no and he/she would be in breach of contract and would lose their deposit.

    perhaps the buyer doesn't understand that he has exchanged, so he has already bought the house, he now simply waiting for it to be handed over
