Zoopla price *way* below valuation

    Some people do use zoopla. This will put some people off.

    I think most people would be able to see past 'zoopla' estimation - they might look at 'recently sold prices'.. as this would provide a better indicator..

    I've not yet met a person who has 'used zoopla guestimate.. without commpairing to sold prices...

    Those inexperienced people are probably the type who also get scared off by the survey making it sound like the house is falling down when it's just a few broken roof tiles and a bit if condensation in the bathtoom, so no loss.

    Zoopla's estimates are a joke.

    Most people have never heard of Zoopla and, of those that have, most know the estimates are garbage.
    Every generation blames the one before...

    Think of it this way. The current Zoopla estimate of this house is mainly based on previous sale price and local house price inflation.

    Zoopla has no other local information, such as the opening of trendy wine bars, planned bypass, or school rising in the Ofsted rankings.

    In a way, it is in your interest to pay as much as you possibly can, because that will become the new baseline Zoopla value, and will encourage local house price inflation, increasing future estimates even further.

    Get it at a bargain price and it will never rise much in value!

    All properties sold at a discount, e.g. ex-Council houses; former occupational provided houses etc. have incorrect low valuations on Zoopla because although they have access to Land Registry details of sale prices they do not have access to the pre-discount prices.
