Boiler Replacement - quote and boiler choice

Hi,

hoping for some feedback about quote for replacing my boiler. I've recently moved house to a 3 bed, ex council semi, and am planning to replace the existing, 30+ year old back boiler.

I have had 2 quotes so far, and each of the two recommended a different boiler.

Quote 1:

Supply and fit Ecotec Plus 831 (31KW) Combi boiler in new loft position on purpose built marine plywood frame faced with fireboard, with vertical flue sections to outside with safety blow off and condensate to rear of property, 2 x water cisterns and associated pipework in roof removed.

Add new Honeywell CMT927 wireless programmable, room stat and time clock.

existing back boiler along with with immersion cylinder, valves, pumps programmer and controller from airing cupboard and living room and cisterns removed from site

Powerflush system and fit Fernox TF1 magnetic filter and cleaner under boiler. Add Sentinal x100 inhibiter

Add inline magnetic scale reducer to cold water feed

new gas pipe to boiler

New TRVs to existing radiators

New radiator and TRV to downstairs loo

Airing cupbaord removed, new pipework boxed in, and plastered, and plaster areas disturbed in room

Notified to Gas Safe and Building Control and Gas Safety Certificate Issued

£3,500 inclusive of VAT

Quote 2

The quote I have recieved is not so detailed, the main difference is that the recommendation is for a Veissmann 35kw 100w boiler.

£3,660 inclusive of VAT.

Both quotes are from proper, Gas Safe registered suppliers (I have checked!)

I'm leaning towards the first quote - the chap who came out seemed much more thorough in what he went over when he came out to do the quote, and suggesting different choices regarding where things were sited, pros and cons etc.

However, I was wondering whether there were significant differences in terms of the boilers and whether Veissmann or Vaillant have any specific issues or disadvantages I should be aware of.

Do the quotes sound reasonable for the work being done? The current set up has a back boiler in the chimney breast in the living room, water tanks in the loft and airing cupboard in a bedroom - the new set up will have the boiler in the loft where the water tanks currently are, and the pipework will come down where the airing cupboard currently is, with the airing cupboard being removed all together (hence the replastering etc)

    I am not expert but my understanding is a 35kw boiler will adequately warm up a 5 bedroom detached house.

    You might be able to save by getting a smaller boiler.

    Also I'm told that its more efficient to have a smaller boiler working flat out than an oversize boiler ticking over.

    The reason it is a 35kw boiler is due to the fact tht its a combi, so they are sized to heat up the hot water demand and not the heating demand. You could still get a smaller one but you will regret it when you don't get a good flow of hot water.

    Also modern day boilers modulate, so if the heating only needs to use say 10kw that's all the boiler will use to heat it up and not the full 35kw.

    Moral of the story when buying a combi boiler the bigger the better :)
