Rental property - no inventory & carpet clean clause

Hello, I am shortly moving out of a rented property. When I moved in an inventory clerk did a check in with me and noted various issues with the flat, various lumps and bumps in the wall, it was only surface cleaned, garden a bit overgrown etc. However I have never seen or heard anything further about the inventory. Where do I stand now as regards my deposit? Will the letting agents be able to keep anything as they have never provided me with an inventory to sign off? I do have an email I sent them setting out my displeasure with the state of the place!

Another question I have is that an extra clause was put in the contract to say that I would have the carpets professionally cleaned and fumigated as I have a pet cat. However the carpets were not clean when I moved in, I asked several times if the agency would arrange carpet cleaning, but eventually I had to pay for them to be cleaned out of my own pocket. I told the agency that as the carpets were not cleaned for me I would not expect to have to do so when I moved out either (as I'd be returning the flat to them in the condition I got it). I wonder if I'm on slightly more difficult ground here if challenged, as my contract specifically states I will get them cleaned(regardless of the state they were handed over to me!)?

    If you signed the tenancy agreement saying you'd have the carpets professionally cleaned then you're obligated to, unless it states cleaned to the condition at the beginning of tenancy as far as I know.

    The state when you moved in should have been chased up initially when you first moved in really. Did you take any date stamped pictures when you moved in my any chance? They would be hugely helpful in proving your point, however if you've already paid for the carpets to be cleaned then you'd not going to get any money back from them for it.

    Did you receive a copy of the inventory to sign, or did you sign anything with the inventory Clark at check in?

    As above, you signed the contract.

    An independent professional/small company will be the cheapest way to do this, the day before move-out.

    The problem with having had a cat is that there is no way you can return the flat to the LL in the same condition it was in when you took it without removing all trace of the cat, which means either a professional or a very good self clean - I suppose you could then put the same amount of dirt back into the carpets that was there when you moved in, but it would seem to be rather a pointless exercise.

    Yes I have some emails and pictures showing the state of the place and also asking for the carpets to be cleaned when I moved in. If the inventory clerk gave the agency his report then that will back me up as we were in agreement about the condition of the place I should think, although I never saw it.

    When we rented last year we were in a similar situation. The carpets certainly weren't cleaned before we moved in and the house wasn't very clean at all. However, as it is difficult to find LL who accept pets (especially 2 cats and 2 dogs) I did get the carpets professionally cleaned and used indorex when we left. As has been pointed out it is very difficult if not impossible to remove all pet hair without a professional clean (and even then it is unlikely to get rid of it all).

    Shop around for your carpet clean and it will likely be cheaper if you get it done when all your furniture has been moved out as it it much easier for the cleaner than going round and moving furniture.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    My family member has very slight allergies, she moved into a house that was so called 'professionally cleaned', she became ill, severe attack of not being able to breathe, there were cat hairs everywhere stuck to the carpets, so the moral of the story is a deep clean is a necessity especially for people who are extremely allergic to cat hairs/dust etc. Any house which has an animal of that type in it needs cleaned professionally. LL didn't want to know, said it had been cleaned, her partner had to clean it as she was physically unwell for days, :(
