conveyancing fees keep increasing

Hiya,

I've now completed on my purchase, prior to this I made sure my conveyancer was in funds as per her own completion statement.
since then I have received 2 more completion statements asking for over £400-this is an extra half on top of her quote.
she is saying that this is due to extra work on the account, and that I have to pay it in order for her to register the sale & pay stamp duty!

Surely this isnt legal??

Advise please!!!

Your post doesn't make a lot of sense. What do you mean by making sure your conveyancer was in funds as per her own completion statement?

What are the charges for as detailed on the last of the completion statements you have received for your purchase? Of course the charges are legal if they are the usual & general charges that everybody has to pay when purchasing a property.

It sounds as if monies are possibly outstanding towards the registration of the property & part of the stamp duty, so you will have the tax man after you if any stamp duty remains unpaid.

Is this a leasehold or freehold property? Only leasehold properties usually incur extra charges which a solicitor might not know the full costs of from the outset.
The bigger the bargain, the better I feel.

I should mention that there's only one of me, don't confuse me with others of the same name.

Was the original "quote" clearly stated as being fixed-price? Was extra work uncovered as the purchase progressed?

    Impossible to comment without knowing

    * what the original quote was, and what the terms were (fixed fee? including /excluding what?

    * what the original completion said. What it included/excluded

    * what the subsequent completion statements were. What the additional amounts were

Either the conveyancer is just adding amounts and hoping to make extra money (unlikely) or these are valid addiional charges for items/or work not covered by the othe original quote, and perhaps not known about at the time of the original completion statement.
