Selling flat - buyer's solicitor keeps coming back with the same questions

I'm in need of some advice on how to resolve this situation. I'm selling a flat to a buy to let investment purchaser. I don't live in the flat, it was rented but currently vacant. However, in a separate transaction, I need the proceeds of the flat along with the proceeds of the sale of the house I'm living in to purchase a house.

Its been 4 months now and 1 month ago was told the buyers solicitors only had 3 more questipns relating to the share of freehold. I'd answered those but then discovered due to MMR the buyer's had their mortgage amount reduced so they asked me for evidence of previous rental income to see if they can bump the amount back up. Didn't work but they managed to plug the deficit using savings. Got to what I'd hope was Exchange date only for my solicitor to receive a list of 10 questions from the buyer's solicitors - 8 of those questions had already been answered 4 months ago!

The buyers solicitor had all week to tell me about these questions but decided to only send them at 4pm on a Friday. When I manically got back to him, my estate agent found out he's out of the office now until Tuesday. This is so frustrating! I can't keep going round in circles as have been told I need the proceeds for the other transaction in 4 weeks time ready for Exchange.

What can I do to stop this silly game of I tell my solicitor, to tell their solicitor? Go directly to the buyer's solicitor? Call the buyer? Get my estate agent to chase??

    Tell them to bolt and find a new buyer.

    Would set a date for exchange advising if not met you will put the house back on the market. I would give a week then the second it passes instruct EA to re-advertise it.

    You cannot go direct to the buyer's solicitor. This is a job for either your own solicitor or the ea. The ea is the go between for all solicitor's involved as well as both buyer & seller.

    You need to be aware that if you tell the buyer to get lost, it could be more difficult for you to find another one for a BTL due to MMR.

    The other thing to be aware of is that the other sides solicitor will have other clients he is working for, so would not of purposely delayed answering queries until Friday afternoon & then arrange to be out of the office for 4 days. Fridays are the busiest days of all for conveyancing solicitors as it is the day that many clients choose to complete.

    Buying & selling property is very stressful, but try not to get too worked up over things you have no control over. You probably won't get any answers until Tuesday now when the solicitor returns, so just try to relax for a few days if possible & face it all again come Tuesday.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Mmr shouldn't have effected anything, btl mortgages aren't covered by it normally
