How much to repair when selling?

I'm considering selling my house but it needs some repair work, namely:
- fix flashing at roof level to stop penetrating damp and re plaster wall where damp shows
- reroof bay window as it leaks when rain is driving against the front but not normally in rain.
- re paint wooden windows after a crap job by builders a few years ago.
- fix rising damp on one wall
Is this worth doing in the present market (we're in Bristol)?
Also, should I get rid of the wood chip wallpaper?

Bit of a hotspot in Bristol at the moment. Why not market it, if no interest at the price you want then if no interest then do the repairs.0

This is the sort of thing that buyers will pick up if they have a full survey done, and they may reduce the price. So either allow for it in the price, or do the work yourself if you want.
If it were me, I would make sure the EAs know about this and price accordingly.0 -
The survey will pick up on leaky window roof and damp. These snags will put off buyers. Worth doing as you may get to sell your house quicker and get a little more - to cover the costs0

Whenever I've sold I've ensured my property has been in tip top condition, both maintenance & decoration wise. When buyers can see for themselves that a house has been loved & cared for it tends to lead to rapid sales.
One of my properties sold at full asking price within just hours of instructing the ea & the longest it's ever taken to sell a property I've owned has been just over 4 weeks & this in a pretty stagnant market.
With a property that needs work the majority of buyers are going to want to negotiate the price down & with some ftb's, the mere mention of damp can be enough to have them up & running away pretty speedily.
I've never had to remove woodchip thankfully, but from what I hear it can be a hell of a job. Perhaps if it's just in one room remove it, otherwise just smarten the walls up with some neutral colour paint such as magnolia, so it will look bright & fresh.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0
