    They can't bind the landlord to their rent collection service for ever, as that would definitely be an unfair term.

    Just because they are old doesn't mean they are the original T&Cs. But if you have nothing else you'll probably have to go with them.

    What the terms are for new clients now doesn't matter.

    10% for tenant find + rent collect is not unreasonable.

    Please quote the relevant clauses for cancellation of the contract.
