What happens if more than one person offers the top price? As a vendor is it not right to get the best price available to you?
I think you misunderstood - I'm saying that it is pointless to advertise a range of asking prices as a buyer automatically thinks the lowest price will be acceptable, and may even get the hump when they are rebuffed (as exemplified by OP).
It is much simpler if a vendor just advertises at the higher asking price...0 -

OK I understand what you are saying now!
It think though that guide price is used in fairly 'hot' areas now though because EAs simply don't know how to value individual properties any more.
It's OK if the property next door is the same and sold a year ago but in areas where very property is different and houses are selling fast the final selling price can't be predicted.0 -
Interestingly after the weekend they came back to me and accepted my offer. So I am guessing the holding out didn't work for them and no one else offered higher.
I didn't expect to hear from them again, but very good for me.0 -
