Hi - We have never sold a house before so I was wondering if anyone has any tips or advice on how to actually conduct a viewing ?
I am going to feel a right muppet saying "this is the kitchen":rolleyes: - do you need to introduce the room ?
I am quite chatty so no problem there but was just wondering what the done thing was ?
Do i just say - here it is wander round on your own ?

I always guided people round. Kirsty will often tell you "save your best room for last

Id say things like "ok, ill how you this first, heres the boiler cupbaord then chat on about the boiler when it was fitted, reliability etc"
"then through to the kitchen" "next we have the lounge"
saying it a bit more like that instead of "this is" felt a bit more natural to me.
I would always finish in the lounge with the patio doors open, it was a nice room. Id always say, "would you liike to spend time looking round on your own"
Just be open & freindly and approachable, that should do it.:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

as you show people around ,ask questions rather than say this is the kitchen ,lounge ect .
Have you traveled far ,do you work locally .
Have you any kids ,kids means you have details on local schools .
Where are they living at the moment are they FTB's0 -
Guide them round but if it's a small room, like a bathroom, stand aside to let them go in and wait in the hallway. If you go in first you'll be in the way.
Don't talk too much, normal chatting about them helps so you can point out bits of interest to them. Give them a bit of peace to take things in.
You don't have to catalogue the whole house. I once had a kindly old man show off every individual draw and cupboard in the kitchen. He was very proud of it as he'd installed it himself but I really didn't want to know every detail. It seemed to take hours just to get out.
Also don't mind if they are critical. I once had a viewer who criticised loads of things. Nothing was as good or big as her house, but she made an offer which I turned down. I think the criticism was just an excuse to knock the price down although I did find her house details online afterwards and it was much nicer.
Don't stand down till they've really gone. I once saw everyone out only to have the doorbell ring two minutes later as they came back. Fortunately I hadn't got all the dirty washing out yet!0 -
i have had to do a few viewings without an ea and i explained a few things and let the rest speak for itself , only give them facts they would want to know. ie council tax & improvements made etc0

i agree with let them walk into a room first, so it looks bigger.Obviously clear away rubbish,drying laundry,etc.Keep dogs outside then inside when you do garden.I always take them round first,then say go have a look again on your own and i have a tape measure if you require one!
Neat garden,and kitchen,put away worktop clutter,like mug trees and george grills ect as they make kitchen look smaller.
plus a quick waft of airfreshener before hand, i didnt go down the scented candle route as its a bit obvious!!
Have school details,dog walks locally,bus stops and council tax/water rates info to hand too.

Assuming you're showing a couple around, I would have different patter for him and her.
For him, focus on the 'status' of the property and the 'boys-toys' in the house which would be ego boosting for him to own and give bragging rights down the boozer.
For her, you need to focus on building feelings about a home in which to nurture a family, the supportive community and how much happiness and good karma is in the house.0
